Knowledge of concepts such as areas of a property are essential to make the purchase, sale or construction of a house, these areas influence most the final value of a property. The price barometer is determined by the value of m2.

Concepts of areas: 
#1 Gross area: 
 Total area of a property, includes garages, private balconies, terraces, storage, share that corresponds to the common circulations of the building;

#2 Useful Area:
Movable area comprising all interior walls, partitions and ducts of the property;
Lower than the gross construction area. 

#3 Private Gross Area: 
It comprises all areas except open balconies, garage and storage, i.e. includes private enclosed balconies, basements and private attics;

#4 Dependent area: 
Areas lined and closed for private use, even if they consist of common divisions, located on the outside of the property. It then comprises garages, storage rooms, storage, pet accommodation, attics or cellars and balconies.

Determine areas: 
After the knowledge and distinction of all areas, when you are looking for a property, and find with 1,500€/m2 ask the question: to which area does this value belong? Usually in the accounts of the gross area, the value m2 is generally lower, when compared to that of the useful area.
